Modernaire Apartments Parking Terms & Conditions

Vehicle Registration is Required to park your vehicle at Modernaire. Residents are informed prior to signing the lease for residency that there is a one-time registration fee of $25 fee per vehicle to register.

Only vehicles which are pre-registered are authorized to park in the community parking lot. Any vehicle which is not pre-registered and is displaying the appropriate parking pass is unauthorized and subject to towing from the property.

Residents must register vehicles by adding the vehicle to your ParqEx account and receiving a parking sticker from the Modernaire Apartments office.

Residents must register their guests’ vehicles. Providing guests with a valid reservation can be completed by the resident via the ParqEx app or by the guest via QR code (see signage at entrance of parking area).

Residents must also register temporary vehicles by adding the temporary vehicle from the "My Orders" tab on the Renter side menu. A parking sticker must be displayed on the temporary vehicle.

NOTE: IIT IS THE RESIDENT’S RESPOSIBILITY TO NOTIFY SUPPORT@PARQEX.COM WHEN ADDING A TEMPORARY VEHICLE.

• Resident must have a visible sticker on the vehicle at all times or temporary pass inside the front windshield: To complete the registration process, the resident must acquire a parking sticker from the leasing office and display it on the front windshield of the vehicle.
• No backing into the parking space: To ensure the enforcement agent can read the license plate, do not back into your parking space.
• Vehicles must be in good visual condition and operable (no broken windows, flat tires, trash, etc.) Vehicles must not be stored or immobile: All vehicles must be in driving condition.
• No washing cars: Residents are not permitted to wash their vehicles in any Modernaire Apartments parking space.
• No maintenance on cars: Residents are not permitted to work on their vehicles in any Modernaire Apartments parking space.
• No RVs or Boats permitted in any Modernaire Apartments parking space.
• Motorcycles must be registered and parked properly in a parking space. Residents cannot create an undesignated space for motorcycles or other vehicles.
• Management reserves the right to address any nuisance complaints regarding vehicles to their discretion (alarms, unsafe driving, laundry parking hours, etc.)
• Residents are welcome to cut the Modernaire name from the sticker as needed.

Management reserves the right to amend the parking rules by providing residents with advanced 30-day notice of change of terms related to parking.
